Property valuation notices to be mailed June 6

The 2011 Boundary County property valuation notices will be in the mail on June 6 this year, and the market value shown becomes the basis for the property tax bill generated in November. Changes cannot be made after June 27, so property owners are encouraged to review their notices right away and call the Assessor's Office, (208) 267-3301, if there are questions.

With the exception of agriculture and forest land, property values are generally based on a depreciated replacement cost and adjusted annually, if necessary, in order to reflect market trends, which are developed in mass, by property type and based on all sales reported. This is done for equity sake so that those with the same property type realize the same market adjustments. If our values go up or down together, then our bills won't change much. We are "equalized" with our neighbors.

For 2011, not much changed in the mass market, so unless the property owner changed the use of their land or added or deleted structures since the last time the property was visited by appraisers, there should be very little change in value.

Beginning in July, county appraisers will be out conducting inspections in the middle section of the county, extending from Lions Den/West Side Road to beyond Moyie Springs. If you find a county appraiser's card on your door, it just means that they were there and letting you know that in case you have questions.
